The Diaspora University Town (DUT) plan includes 3,500 townhouses, each a double house with 5 bedrooms and 4 bathrooms built on a 50ft x 100ft plot. Voi Residents have an opportunity to own some of these townhouses and be financed through the Kenya Mortgage Refinance Company (KMRC) product offered through 27 financial institutions. Below is the step-by-step process of becoming a DUT townhouse developer.

Step 1.
Have cash of Ksh 750,000 or visit your Bank or KCB bank and get a Ksh 750,000 Personal Unsecured Check off loan https://ke.kcbgroup.com/for-you/get-a-loan/unsecured-loan/personal or Personal Unsecured Non-Check off loan https://ke.kcbgroup.com/for-you/get-a-loan/unsecured-loan/personal

Step 2.
Sign a DUT Townhouse Investment and Development Agreement (THIDA) https://dut.or.ke/THIDA2025.pdf and put in the Ksh 750,000 cash.
Step 3
Pay the monthly instalments to your bank as the house development continues. In about 12 – 48 months the townhouse will be completed by the DUT Design-Build plan https://dut.or.ke/design-build

Step 4
On completion of the house, take up the KMRC mortgage of (Balance of unsecured loan plus the House Development Cost). Note that at this point, the house valuation minus the mortgage will exceed Ksh 1 million, and one can cash out the growth by taking a 100% mortgage on the property's valuation or by selling th e townhouse. https://dut.or.ke/thd
Step 5
