Starting with Ksh 750,000 a Kenyan today has an opportunity to achieve Ksh 100 million in wealth through the Diaspora University Town (DUT) system. A person who wants to achieve Ksh 100 million will start by joining DUT and developing at least one of the 3,500 townhouses using a DUT – Townhouse Investment and Development Agreement (THIDA). In 20 years, as 25 million Kenyans aged below 20 years enter the job market, the DUT system aims to create 1 million jobs and develop 500,000 housing units. The Ksh 750,000 can grow to reach Ksh 100 million in residential property wealth.

The DUT system is a Gross Domestic Product (GDP) growth system that applies the systems that have contributed to the growth of the world GDP to $128 trillion. The U.S with a population of 350 million has the highest GDP of $32.6 trillion. In China 6.3 million persons of the 1.4 billion population have become dollar millionaires as GDP grew to $21.5 trillion. Singapore population and GDP have grown to 6 million ad $668 billion respectively.

The DUT system is currently progressing to achieve the first well-planned town developed to reach Ksh 20 billion GDP. This GDP will be achieved through a development plan of 20,000 jobs created, 3,500 townhouses developed, 300 MSMEs established, 25,000 residents, a 5,000-student university, a level 5/6 hospital and other developments.

Kenya today has 25 million persons aged below 20 years. In the next 20 years these young men and women will be 21 to 40 years old. The DUT system goal is to create 1 million jobs and develop 500,000 units of housing through GDP growth systems. Collectively those who participate in this opportunity will have a chance to grow their wealth through housing and MSMEs investments.

STEP BY STEP TO Ksh 100 MILLION

STEP 1. BECOME A DUT PROPERTY DEVELOPER.

A person in this step will sign a THIDA and invest Ksh 750,000 to develop one unit of the 3,500 townhouses planned using a DUT-Townhouse Investment and Development Agreement (THIDA)

The Ksh 750,000 can be obtained through a check-off loan offered by banks, and a person can start with Ksh 11,300 of their monthly pay.

STEP 2 HOUSE/S DEVELOPMENT & SALE IN 48 MONTHS (4 YEARS)

The townhouse will be developed by DUT and completed in the first 4 years. On completion the developer would sell the house and have Ksh 1 million to Ksh 3 million in cash depending on the date of completion and financing approach.

STEP 3 REINVEST IN READY DEVELOPMENTS IN NEXT 14 YEARS

As DUT system progresses to achieve 1 million jobs creation and 500,000 housing units there will always be ready projects for investment. DUT goal is to achieve 100 new settlements development across the 47 counties.

The capital achieved in step 2 can progressively be grown by developing and selling/owning housing units.

The person who started by 1 unit could develop 100 units, sell 90 and be owning 10 units located in 10 towns of the 100 towns achieved by DUT system. The 10 units that the person owns without a loan are valued at Ksh 100 million and generate an income of about Ksh 1 million a month.

MESSAGE FROM DAN KAMAU DUT PROJECT DIRECTOR

25 million jobs are needed in the next 20 years for the growing Kenyan population. The DUT system borrows heavily from systems applied to grow U.S GDP from $57 billion to the current $32.6 trillion and Singapore to $668 billion.

The DUT system will enable Kenyans to become property developers and job creators. The Kenyans who join DUT shall create 1 million jobs and develop 500,000 housing units in next 20 years.

For every Kenyan family to achieve good housing over 20 million formal jobs need to be created and 7 million housing units developed in the next 10 years (by 2035), as Kenya's population grows to 65 million. The DUT system and its developers will create as many jobs as possible and develop as many houses as possible. For example a developer who sells a DUT townhouse unit and achieves Ksh 1.3 million will have the opportunity to build more housing units and grow their wealth using the DUT job creation and housing development system.
