A government employee who joins the Diaspora University Town (DUT) will have an opportunity to grow their wealth to reach Ksh 100 million in about 20 years. This will be achieved as the DUT system develops a town with 20,000 jobs and 3,500 townhouses, and thereafter progresses to develop over 100 new towns across all 47 counties with over 1 million jobs and 500,000 housing units in 20 years. A government employee can develop 100 units, sell 90 units and own 10 units valued over Ksh 100 million that are making a monthly income of about Ksh 1 million.

JOINING DUT.
Decide to invest Ksh 11,300 of pay very month.
Borrow Ksh 750,000 through the check-off loan offered at 15% for 12 years.
Sign the DUT-Townhouse Investment and Development Agreement (THIDA), deposit the money in the DUT account and become a DUT townhouse developer.
HOUSE DEVELOPMENT IN 20 – 48 months (4 years)
The townhouse will be completed in about 20 – 48 months.
Example of townhouse completed in month 24.
Ksh 11,300 x 24 months = Ksh 271,200 will be put in by the government employee.
The house development in accordance with THIDA will be completed. The budget about Ksh 6.5 million
SELL COMPLETED HOUSE
The government employee at this point will sell the completed house in month 24 at Ksh 8.5 million.
The sale amount will pay the house development cost of Ksh 6.5 million and the Ksh 750,000 principal loan balance of about Ksh 700,000.
The Ksh 1.3 million balance will refund the Ksh 271,200 investment. The balance of Ksh 1 million is the developer income.
DEVELOP 5 HOUSES/APARTMENTS
DUT will have ready investment opportunities for houses and apartments development.
Using Ksh 1 million of the Ksh 1.3 the government employee can start developing another 5 houses/apartments to be completed in about 2 years.
At the end of 2 years the Ksh 1 million will grow past Ksh 6 million. The government employee can sell four units and own one.
At this point, the government employee would have Ksh 4.8 million in cash and a housing unit with net capital/equity of Ksh 1.2 million calculated as the value of the house (Ksh 7 million) less the outstanding principal mortgage, (Ksh 5.8 million).

NEXT 14 YEARS DEVELOP 94 UNITS
Through DUT job creation, property development, and new town’s development plan, the government employee can develop another 94 units in the DUT plan of 500,000 units development in 20 years.
The Government employee can own 10 units of the 100 units developed in different counties. These 10 units valued at about Ksh 100 million, have zero mortgage loans and generate an income of about Ksh 1 million a month.

For every Kenyan family to achieve good housing over 20 million formal jobs need to be created and 7 million housing units developed in the next 10 years (by 2035), as Kenya's population grows to 65 million. The DUT system and its developers will create as many jobs as possible and develop as many houses as possible. For example a developer who sells a DUT townhouse unit and achieves Ksh 1.3 million will have the opportunity to build more housing units and grow their wealth using the DUT job creation and housing development system.
